Essenz No. 1 is an impressive choreography of precision and elegance. Each flat is characterised by its spacious, clearly structured and elegant interior design. As a one-off, it offers extensive possibilities for individual design. The result is an individual and luxurious interior with natural colours and a high-quality feel - harmonious and well thought-out, modern and sustainable, minimalist and to the point.

The flats in the revitalised old building were designed with a particular focus on well-proportioned spaces and sensible functionality. The 1- to 3-room flats offer a variety of living options with sizes ranging from approx. 34 to 96 m², complemented by attractive balconies and terraces overlooking the quiet inner courtyard.

The luxurious living spaces on the top floor are particularly outstanding: they are characterised by their light-flooded ambience and make a clear statement. The variable floor plans with 2 to 4 rooms and living areas of 50 to 152 m² create spacious flats with large glass fronts, which enable a smooth transition between the interior and the outside world and in some cases also offer breathtaking views over Vienna.

Essenz No. 1 embodies the fine balance between historical elegance and forward-looking sustainability. This unique symbiosis of tradition and progress has already been recognised with the DGNB sustainability pre-certificate in GOLD. The outstanding ecological balance of this project is reflected in its low energy consumption and the use of district heating and photovoltaics. This sustainable concept is optimally complemented by the cooling of all flats.

Top: Culinary delights, infrastructure and public transport

Nowhere else will culinary enthusiasts find such variety as around Essenz No. 1: the ingenious mix of trendy design locations and original traditional gastronomy - everyone will find something to suit their taste here. The Naschmarkt, the most famous market in Vienna, is just a short walk away and offers a wide range of culinary delights with around 120 market stalls and eateries.

The nearest underground station is just a few steps away, and Vienna's 1st district, the vibrant city centre, is only a few minutes' walk away.
