The magnificent period building was constructed in 1869 to plans by Carl Tietz for the wealthy industrialist Carl Herzfeld on the site of the former city wall. The historic property is located in Vienna's 1st District at the corner of Schillngergasse and Fichtegasse. The building was completely renovated and extended with an expansive loft conversion. The property houses a total of 16 apartments, which are accessible via the newly built elevator and the elegant stairway. The ground floor premises are intended for service companies such as law firms or medical practices. The building facilities also include a wine cellar and basement compartments, which belong to the apartments. The classically structured period façade, decorated with ornaments and triangular gables, was renovated and given a new, neutral coat of paint in accordance with the protection zone regulations. The existing house entrance gate was carefully renovated, retaining the original characteristics of the gate.

The design in the Herzfeldhaus pays homage to the time around 1900. The colour concept is strongly inspired by Egon Schiele, the interior design is influenced by the styles of Viennese Modernism, Adolf Loos, the Wiener Werkstätten and their intellectual heirs. Careful, technically flawless revitalisation and restoration work centres on the respectful handling of the valuable original material. Adding the highest quality components has allowed the building to be brought from the past into the future.


Surrounded by historical buildings in a quiet residential area, the location offers all the advantages of the 1st District: luxurious shopping facilities as well as cultural amenities in the form of museums and concert halls. Schools and well maintained parks are in the immediate vicinity. The excellent location also offers a variety of restaurants, bars and cafés within walking distance. The nearby underground stations "Stadtpark" (U3) and "Karlsplatz" (U1 and U2) as well as various bus and tram stations ensure convenient connections and accessibility. Green oases such as the city park and the botanical gardens at Belvedere Palace can be reached quickly and easily and are an ideal way to enjoy fresh air and sunshine.


The residential and commercial building is a corner property with the main entrance on the west side in Schellinggasse. The flooring is made of oak cobbles, the stone steps are renovated in keeping with the original style. Artworks by Benjamin Hirte are displayed in the alcoves, highlighted with spotlights by XAL. Access to the stairway is only granted to persons with access authorisation. The stairs and the newly installed glass panorama lift are the main components of the elegant stairway. The light terrazzo flooring ensures this area blends seamlessly into the design concept of the building. The targeted use of light sources provides a pleasant ambience as soon as you enter the stairway. The balustrade on the standard floors was preserved and restored.

The new elevator system in the stairway allows barrier-free access to the period building.  The lift shaft, constructed of steel, is lavishly clad with glass, and the passenger lift is equipped with a whisper-quiet, electronic drive system. The terrazzo flooring of the stairway is continued in the elevator. Panelling, handrails and control panel are finished in elegant stainless steel.


The luxuriously furnished residential unit has a floor space of approx. 112 sqm, is located on the high first elevator floor and offers a spacious open-plan kitchen (approx. 46 sqm), two bedrooms (approx. 17 and 24 sqm), two bathrooms with toilets, bathtub and/or shower (each approx. 6 sqm), a spacious, separate toilet (approx. 2.3 sqm), a storeroom/utility room (approx. 1.3 sqm) and a vestibule of approx. 10 sqm.
